Lam Dong has approved the investment policy for its largest social housing project, with nearly VND6 trillion in investment and 6,656 apartments.

Project to provide 6,656 social housing apartments

On August 19, the Lam Dong Provincial Party Committee voted to approve the investment policy for a social housing project on land lot 20.2, within the detailed planning of the former Duc Trong District administrative center and square area.

With approximately 6,656 apartments and estimated investment capital of VND5.979 trillion, the project is the largest social housing project in Lam Dong to date.

The project will cover approximately 114,340 square meters in Duc Trong Commune and will provide social housing units for sale and rent-to-own in accordance with regulations.

Under the proposed plan, the project will comprise two building clusters with a total of 20 19-story buildings and no basement levels.

The first cluster will consist of four buildings, with approximately 256 apartments in each building. The second cluster will comprise 16 buildings, with approximately 352 apartments each.

The total planned construction floor area is approximately 598,540 square meters.

Of the 6,656 social housing apartments, around 5,990 will be offered for sale and 666 for rent-to-own.

Commercial space and project implementation timeline

The project will also include approximately 37,852 square meters of commercial floor space for sale and rent-to-own.

The planned population is approximately 12,648 people.

The total investment is estimated at VND5.979 trillion, with the investor's equity accounting for the equivalent of 20 percent of the project capital.

The project will have an operating term of 50 years.

Implementation is expected to take 30 months, with construction scheduled to be completed within 24 months from the date the competent authority issues a decision on land allocation, land lease or permission to change the land-use purpose.

Authorities call for thorough review before implementation

Before the proposal was submitted to the Lam Dong Provincial Party Committee, the Party Committee's Standing Board requested the provincial People's Committee to continue reviewing and completing the project dossier.

Particular attention was given to assessing whether technical and social infrastructure can meet the project's scale, ensuring that the infrastructure system is synchronized, consistent with planning and feasible in practice.

The province also requested that the project's planned social housing floor area be balanced against the social housing development program and plan for the 2026-2030 period.

At the same time, the province will conduct a comprehensive assessment of actual demand for social housing in Duc Trong and across Lam Dong to ensure that the project's scale matches housing needs.

The selection and appointment of the investor must follow the prescribed procedures under Decree No. 192/2025/ND-CP and other relevant regulations, ensuring transparency, openness and compliance with the authority of the relevant agencies.

Once completed, the project is expected to provide 6,656 social housing apartments and help meet the housing needs for more than 12,600 people in Lam Dong.

For the 2026-2030 period, Lam Dong has set a target of completing 17,219 social housing apartments, exceeding the target assigned by the central government by more than 4,000 units.

In addition to the Duc Trong project, the province has identified other areas for social housing development, including the southern Da Nhim River area, the Trai Mat area and Xuan Truong - Da Lat Ward.
